Southern Arizona project guidance
A practical starting point for permits, contractor verification, safe digging, early material estimates and the questions that shape a better home project.
Start with the right authority
Before assuming which rules apply, confirm the property’s jurisdiction and the work being proposed.
City boundaries, unincorporated county areas, floodplain conditions, zoning and the type of construction can change the permit path. The official agency—not this page—makes the final determination.
Our role: help identify the questions, coordinate the agreed scope and keep permit responsibility clear in writing.
Permits & development services
Use the official portals below to confirm requirements. A remodeling project may involve building, plumbing, electrical, mechanical, zoning or site-specific review.

A license number should be easy to confirm—and the written agreement should make the scope, price, permit responsibility and changes understandable.

Before excavation begins
Landscaping, footings, posts, drainage, fencing and outdoor kitchens can all involve excavation. Contact Arizona 811 before digging and follow the ticket instructions.
Call 811 or use the official online service. Do not begin based only on a calendar assumption; confirm the ticket response and markings required for the project.

These browser-only calculators provide a practical starting point. Nothing entered here is transmitted or stored.
Planning estimates only. Field measurements, slopes, depths, substrate conditions, cuts, breakage, compaction, reinforcement, product specifications and supplier practices can change final quantities.
Homeowner FAQ
Clear answers early can prevent unclear expectations later.
Ask about your projectRequirements depend on the property jurisdiction and the work. Confirm whether the property is handled by the City of Tucson, Pima County or another municipality, then use that agency’s official guidance. Structural, electrical, plumbing, mechanical and site changes often require additional review.
Permit responsibility should be stated clearly in the written agreement. Before permitted work starts, confirm who will submit, who will pay agency fees, whose name appears on the permit and who coordinates inspections.
The official AZ ROC record helps confirm the business identity, license number, classification and current status. A logo, advertisement or verbal claim is not a substitute for the state record.
Contact Arizona 811 before excavation or other digging. Follow the official ticket instructions and wait for the utility responses and markings required for the planned work.
Some finish-only work may be exempt, while plumbing, electrical, mechanical, structural or layout changes may require permits. The exact scope and jurisdiction control the answer, so verify with the official agency.
Share the property location, the spaces involved, your priorities, inspiration, known problems, desired timing and any existing plans. It is fine if selections are not final—the first goal is to define the problem and the intended result.
Material, scope, price and schedule changes should be documented in writing before the changed work proceeds. Ask how allowances, concealed conditions and owner-requested changes will be approved.
Product selection depends on the surface, exposure, preparation, finish and project requirements. Brands commonly considered in the market include Sherwin-Williams, Dunn-Edwards, BEHR, Valspar and Tucson Rubberized Coatings. This informational reference is not sponsorship or endorsement.
